October is the perfect month for garage door maintenance in St. Louis — mild enough to work comfortably, early enough to fix problems before the first freeze.
The Fall Routine
- Deep-clean the tracks. Wipe out the summer's dust, cobwebs, and grit with a damp cloth. Don't grease the tracks — they're meant to be clean and dry.
- Lubricate everything that moves. Silicone or lithium spray on springs, hinges, roller bearings, and the opener rail. Cold thickens old grease, so fresh lubricant now means smooth operation in January.
- Inspect the weather seals. The bottom seal and side weatherstripping are your barrier against freezing air, snowmelt, and mice looking for a warm winter home. Replace anything cracked or brittle.
- Test the door balance. Pull the emergency release and lift the door halfway. If it drifts down, the springs are weakening — better to adjust now than have one snap in February.
- Check the safety reverse. Lay a 2x4 flat under the door. It must reverse on contact.
- Listen to the opener. Grinding or straining now will only get worse when the temperature drops.
